Financing Your Tiny Home with Confidence

One of the most common questions people ask before starting their tiny home journey is how to finance it. The answer can feel complicated, but it doesn’t have to be. With the right information and the right lender, owning a tiny home can be both affordable and straightforward.

At Nordic and Spruce we want to make sure our customers have clear guidance. While we do not handle financing directly or work as an approved vendor for any lender, we can point you in the right direction based on what we have seen work well for other buyers.

1. Start with a Clear Plan

Before exploring financing, decide how you plan to use your tiny home. Is it going to be your full-time residence, a short-term rental, or a private retreat? Lenders will often ask how the home will be used because it can affect loan structure and approval.

Once you know your goal, we can help you finalize a quote and set of plans that give your lender the details they need to move forward.

2. Work with a Lender Who Understands Tiny Homes

Traditional mortgage lenders often do not understand the structure or certification of tiny homes, which can make approvals difficult. That is why we often refer interested customers to Richard “RJ” Jaramillo at MyADULoan.com.

RJ operates completely independently from Nordic and Spruce. We are not partners or approved vendors, and we do not handle any part of the financing process. However, we have seen him successfully help several people secure loans for their tiny homes. He knows the unique requirements of accessory dwelling units and understands how to structure loans that fit this type of build.

We share his information simply as a resource because we believe good people deserve to be recognized for doing good work.

3. What to Expect from Tiny Home Financing

Financing a tiny home is usually handled as a personal property or RV-style loan rather than a traditional mortgage. Most lenders will ask for:

  • Proof of income and credit history

  • A quote or invoice from Nordic and Spruce

  • Certification details showing that your home meets ANSI 119.5 standards through NOAH

Because our homes are NOAH certified and inspected to national standards, lenders have the confidence they need to evaluate your loan properly.

4. Understanding Our Payment Process

Once your financing is arranged, the build process follows our standard structure. We ask for a $2,500 deposit to reserve your spot in the schedule.

For custom builds that include permanent design changes, we require fifty percent down when construction begins and the remaining fifty percent two weeks after completion or pickup, whichever comes first.

For spec models without permanent changes such as doors, windows, or wall layouts, we require a $2,500 deposit followed by full payment two weeks after completion or pickup, whichever comes first.

Every customer is welcome to visit our shop in Monterey, Tennessee, or send someone to inspect the home before making final payment.

5. The Financial Freedom of Living Small
